What is a MIBPO?
A MIBPO is a Mark International Broker Price Opinion, is not a computer generated report. An agent with expertise in the market where the property you are interested in (also called the subject) is located, will physically visit the subject property. They will use their personal knowledge of the market place to derive a value for this home. Their opinion will be supported by three recently sold properties that are similar to subject. As well as three homes that are similar, that are currently for sale. We provide photos of the subject property you want to buy, as well as all homes used in the report.
When would I use a MIBPO?
If you find a home that you like, and you are not sure how much to offer, you would want a MIBPO. A MIBPO is not an appraisal. An appraisal is a more detailed interior inspection of the property. The Benefit of a MIBPO is to have a local realtor who is not involved in your transaction, give you their opinion of what to the value of the home is. An MIBPO costs $100.00. It takes approximately 48 hours to complete, however many are done within 24 hours of the time the order is placed.
When your realtor shows you a home, who are they working for?? Who is paying this realtor? Is it you or the seller?? In most states your realtor is considered an agent of the seller and has a fiduciary responsibility to the seller (fiduciary responsibility is a fancy way of saying, if the seller is paying the realtor then the realtor has to protect the sellers interest).
Its ok, Mark International Real Estate knows this because we too are realtors and know the role we play. It is because of this we recommend that all buyers, including the ones we work with, get an opinion as to the value of the home from an independent uninvolved realtor.
