1. Why pay you when I can go to zillow.com, trulia.com, and propertyshark.com to get the value there?

These websites use a formula in order to give a range in values.  Please visit the sites and see how the value changes when you change the search parameters.  An MIBPO does not give a range but an opinion to the value of the home. An MIBPO is not computer generated.  An agent with experience in your market will complete the MIBPO.

2. Why do I need a MIBPO?

An MIBPO is a tool you as a buyer use in order to make sure you are not overpaying for a home.  How many times does someone buy a home in their life time?  Once, twice, three times?  It makes sense then to spend $100.00 to insure that you do not spend thousands more than you need to in order to buy the home you want.  With the support of a MIBPO you the buyer will have a true basis for making an offer.

3. Are you saying the realtor who should me the home is not trustworthy?

That would be impossible for us to say.  Mark International Real Estate is an active real estate company.  Look at our website, you see that we currently solicit listings, market, and sell properties.  We are Realtors and would never suggest that a realtor is ever steering someone in the wrong direction.  What we are saying is that when showing you homes, the realtor, if paid by the seller, which most are, have a responsibility to the seller and not to you the buyer.  Therefore the realtor is limited in the guidance given to you the buyer.  Lets face it, if the realtor is being paid commission, which most are, it is in their best interest to get the highest price they can.

Our reports are created by realtors.  What you are paying for is the expertise of another realtor, who is not involved in your transaction to give you an opinion of the value of what a home is worth.  This independent realtor knows your market place, the trends, and what should be considered when determining a value.  This information is supported by recently sold properties, and currently available properties.

4. Where is the information used in an MIBPO obtained from?

All information used in an MIBPO report comes from public records, the multiple listing service, and from the inventory of homes available in the market place.

Public records, which anyone can access, will tell you what has recently sold in the area.  It will give you the amount paid for the property, the person or entity that purchased the home and what the closing date for this transaction occurred.  The multiple listing service and the inventory from the local realtors will give you the homes that are currently available.

None of the information obtained comes from a secret source.  It comes from information available to everyone.  It is the interpretation of this information, from someone with experience in your area that you are paying for.

5. How accurate is an MIBPO?

An MIBPO is an opinion, with supporting evidence.  Of course everyone sees a home differently.  What an MIBPO offers is an opinion for you to consider and use when negotiating to purchase a property.  It is objective, which means it does not take into consideration all the values that you as the person who will live there will have.  It will simply state, with supporting evidence, here is the value in the opinion of the person completing the MIBPO.

6. What areas do we cover?

We cover all 50 states, however we cannot guarantee we cover every area in that state.  Mark International RE has developed a network of credible and trustworthy realtors to complete the reports.

7. Will the Realtor completing the MIBPO contact the buyer?

No they will never contact the person ordering the report.  The idea behind a MIBPO is an independent third party opinion, speaking to the buyer may influence the opinion.
